Project general facts
Green Wood is a master-planned residential community designed around three major zones: the TOD Zone with Pond Park Apartments, the Boulevard Neighbourhood, and the Central Park Neighbourhood. Each zone is planned to create a balanced lifestyle with apartments, townhouses, green spaces, and future connectivity.
The TOD Zone includes mixed-use buildings and Pond Park Apartments, with the future benefit of a planned metro station. This area mainly features low to mid-rise apartment buildings, including G+5, G+9, and G+12 structures.
The Boulevard Neighbourhood forms the outer townhouse zone between the inner and outer ring roads. It is designed with vehicular access through the inner ring road and pedestrian access through an extensive green loop system, creating a walkable and connected residential environment.
The Central Park Neighbourhood includes townhouses arranged within the inner ring road, with access to a large central green park and community amenities. Utility plots are positioned along the northeast boundary for convenient access from the external expressway.
Green Wood is planned with a comprehensive cycling, jogging, and pedestrian network that connects internal areas with existing and future surrounding communities. This active mobility network supports walking, running, exercising, resting, and easy movement across the development.
The overall urban form transitions from low-rise townhouses to mid and high-rise buildings near the IC3 area and proposed metro station. Townhouses are planned as G+2, while apartment zones range from G+5 to G+12.
The project encourages quality construction with insulated exterior walls, lightweight thermal insulating blocks, and energy-efficient design elements. The townhouse architecture focuses on linear design, shaded balconies, large glass openings, vertical doors, carefully placed windows, and integrated external stairways.
Location description and benefits
Green Wood is located approximately 15 km from the heart of Business Bay, offering convenient access to key parts of Dubai through Al Awir Road and Al Ain Dubai Road.
The project site is close to Dubai Silicon Oasis and benefits from direct access through existing and future road networks, making it highly accessible for residents and visitors.
The surrounding area includes residential communities, academic institutions, and high-tech clusters, creating strong potential for a vibrant and well-connected community environment.
Green Wood is planned with pedestrian and cycling tracks that connect the project to nearby areas, supporting an active and convenient lifestyle.
A future metro station is proposed along the northwest boundary of the site, which will improve public transportation access and create an opportunity for a transit-oriented plaza connected to the metro.
With its location near major roads, future metro access, surrounding communities, and green mobility network, Green Wood offers a well-planned lifestyle focused on connectivity, accessibility, and community living.
