Project Overview & Description

Kayan is a luxury villa community designed around the connection between nature, living spaces, freedom, and community. The project offers 4 and 5-bedroom villas through two distinctive villa styles: Rawya Villas and Rihal Villas.

Rawya Villas are designed with a luxuriously contemporary approach, offering a retreat-like living experience. Floor-to-ceiling windows create a seamless connection between the interiors and outdoor surroundings, allowing natural light and landscape views to become part of daily life. The architecture features sharp angles, rectilinear volumes, and natural stone finishes that help the villas blend beautifully with the natural environment of AlJurf.

The ground floor includes a double-height entrance foyer with direct views of the landscaped gardens, creating a strong sense of openness. The open-plan living spaces feature expansive glazing that visually and physically connects the home to the scenery outside. Rihal Villas are inspired by a tribal way of life and reimagined through a contemporary lens. The architecture combines modern design with Arabian-inspired elements, including clean volumes and decorative screens that offer a modern interpretation of the mashrabiya. Stone walls and pergolas bring the natural coastal atmosphere into the home.

Rihal Villas also feature a courtyard concept inspired by traditional enclosed spaces, redesigned as an open area that connects the garden with the villa. Large glazed sliding doors allow natural light to enter the double-height entrance lobby, while rooms facing the courtyard can open during cooler months to create an additional outdoor living space. Balconies from each room offer beautiful views of the garden and courtyard.

The villas feature modern finishing with high-quality materials, equipped kitchens, and are offered unfurnished.
